Every host remains responsible for declaring their rental income in accordance with Italian law.

For Users (Registration and Login)

  1. Click on Register — a popup window titled Register will appear.
  2. Fill in the required fields:
    • Username
    • Email
    • Password
    • Repeat Password
  3. From the drop-down menu, select I Want to Book or I Want to Host.
  4. Check the box I accept your Terms and Conditions.
  5. Click on REGISTER to complete the registration.
  6. At the bottom of the popup, you will find Already have an account? Log In if you already own an account.

💡 Note: You can change your role at any time later in your Dashboard → ProfileInformationSelect Role.

  • I Want to Book (Renter / Guest):
    You will see options in the dashboard focused on your travel activity — for example, My Bookings, My Invoices, Favorites, Messages, and so on.
  • I Want to Host (Property Owner / Host):
    You will have additional tabs in the dashboard for managing your listings, such as:
    • My Listings (with Add New)
    • My Bookings (reservations received for your properties)
    • Subscription (to select or update your subscription using the Upgrade Subscription button).
  • Both roles share common tabs such as Profile (Verification, Password, Payment Method), Messages, Invoices, Favorites, and Log Out.
  • In Guest mode, you will see your personal bookings under My Bookings and the corresponding invoices under My Invoices.
  • When you switch to Owner/Host mode, you will no longer see your personal travel bookings. Instead, you will see details relating to the bookings and invoices for your properties (if you have added any).

This separation allows you to keep the two experiences (traveling vs. hosting) completely distinct and organized.

Yes, you can change roles at any time.
Go to your Dashboard → Profile → Information → Select Role, and choose again between I Want to Book and I Want to Host.

You can freely switch from one role to the other at any time — just change the selection and click on Save.
This way, you can immediately view your personal bookings and related details (as a Guest) or your property listings and received bookings (as a Host) whenever you wish, without losing any data.

✅ Yes, registration on Nord Sud Casa Vacanza is completely free for all users — both Guests and Hosts.

If you register as a Host, you can also add a property for free with full functionality:

  • you will have access to all the necessary tools to manage your listing, calendar, messages, bookings, and invoices — just like any paid plan.

However, the free plan does not include featured visibility (prominent placement on the website).

If you wish to promote your listing as featured, you can upgrade at any time for €25 per month.

Yes. After completing registration, you will need to verify your profile to activate all account features and ensure a secure experience on the platform.

Follow these steps:

  1. Go to Dashboard → Profile → Verification.
  2. You will find two sections:

1️⃣ Verify Your Information

  • Verify your Email Address displayed in the field.
  • Ensure it is correct and verified.

2️⃣ Upload Your Identity Document

    • Click on Choose an image from your computer.
    • Upload a valid Identity Document, Passport, or Driver’s License.
    • Once uploaded, click the Verify Your ID button to complete the process.

✅ Once both steps are completed and the verification process is successfully approved, your profile will display a Verified Badge on the portal.

This badge confirms that your identity has been verified by the platform, helping guests recognize you as a trusted and verified host.

All plans — including the Free Plan — allow Hosts to fully manage their listings with the following features:

  • Choose the payment method to receive guest payments: PayPal, Skrill, or Bank Transfer.
  • Access the My Listings tab to add and edit properties.
  • Select the booking type you wish to offer: hourly, daily, weekly, or monthly.
  • Set daily rates, seasonal prices, and long-stay prices.
  • Add paid extra services, fees for additional guests, and a tourist tax, if applicable.
  • Upload a photo gallery (minimum image size: 1440 × 900 px).
  • Add 1 video URL (e.g., from YouTube) to showcase your property.
  • Select available Amenities and Facilities.
  • Define the property’s Location directly on the Map.
  • Choose a Cancellation Policy from those provided on the platform.
  • Sync your calendar via iCal with other booking platforms such as Booking.com, Airbnb, AvaiBook, and many others — ensuring seamless availability management across all channels.

These tools are available to every registered Host, regardless of the subscription plan.

While all users have access to the complete set of features, Hosts can choose from three subscription plans to manage multiple properties or enjoy additional “Featured” visibility:

  • Basic Plan: up to 3 properties and 1 Featured listing
  • Pro Plan: up to 5 properties and 2 Featured listings
  • Premium Plan: up to 10 properties and 3 Featured listings

You can upgrade your plan at any time directly from your Dashboard → Subscription → Update Subscription.

  1. Switch to the I Want to Host role (if not already selected).
  2. Go to Dashboard → My Listings → Add New to add your property.
  3. Manage received bookings in My Bookings.
  4. To use premium features (visibility, multi-property plans, etc.), go to Subscription and click Update Subscription to select a plan.
  1. Click on Log In — a popup window titled Log In will appear.
  2. Enter your Username or Email and Password.
  3. (Optional) Check Remember Me if you wish to remain logged in on this device.
  4. If you have forgotten your password, click on Forgot Password? and follow the recovery instructions.
  5. Click on LOG IN to access your account.
  6. At the bottom, you will see Don’t have an account? Register for new users.

This box must be checked to complete registration — it confirms acceptance of the platform’s Terms and Conditions.
If you do not check it, the REGISTER button will not proceed (it is a required field).

Registration on the site and accepting the Terms & Conditions checkbox automatically and entirely entails the acceptance of all proposed conditions, including:

For Guests (Booking a Property)

Finding the perfect property is easy with our platform. You can start by using the search bar or filters to select your destination, travel dates, number of guests, and property type. Each filter has a specific purpose:

  • Entire Property: You will have the entire property at your disposal, including all bedrooms, the kitchen, and living areas. Ideal for families, couples, or groups who want complete privacy.
  • Private Room: You rent a single room within a property but share common areas such as the kitchen or living room with other guests or the host. Suitable for solo travelers or guests who prefer a more social environment.
  • Shared Room: You share a room with other guests. This option is often the most budget-friendly and is commonly used by backpackers or friends traveling together.

Once the filters are applied, browse the listings and click on View Details to see photos, amenities, location, and reviews from previous guests. Reading the descriptions carefully helps to avoid surprises during your stay.

  • Use My Bookings in your account to browse all reservations
  • Check the confirmation email, which contains direct links and details
  • Contact support if you cannot locate the booking

You can check the status of your booking:

  • By logging in and navigating to My Bookings
  • By clicking on the specific booking to view detailed information

Statuses include:

  • Confirmed: The host has accepted your booking
  • Pending: Awaiting approval from the host
  • Canceled: The booking has been canceled

If you have doubts about the status, contact support for real-time updates.

If your booking is still pending, you can make changes before the host confirms:

  1. Log in to your account
  2. Go to My Bookings
  3. Select the booking you wish to modify
  4. Click on Edit to adjust the dates, number of guests, or other details
  5. Submit the changes and await confirmation from the host

If you encounter problems, our support team is always available to help you manage the process.

To cancel a pending or confirmed booking:

  1. Access My Bookings
  2. Locate the booking you wish to cancel
  3. Click on Cancel and provide a reason, if requested
  4. Confirm the cancellation

Important: Cancellation policies may vary based on the property. Some may result in the loss of a portion of the deposit or the payment of additional fees. Always review the terms to avoid surprises.

Currently, the platform allows only booking requests, which means that payments are made directly between the guest and the host after the booking has been confirmed.

The accepted payment methods are:

  • PayPal
  • Skrill
  • Bank transfer

💡 Note: The website does not directly process payments for bookings. Once your booking is accepted, the host will provide all necessary payment details through the platform’s messaging system or via invoice.

For subscription plans (for Hosts listing properties), payments are made securely online via credit card (Stripe) or Bank Transfer.

Payment depends on the agreement with the host:

  • Deposit: This may be a 30% deposit, a percentage set by the host, full payment, or a security deposit, usually agreed upon after booking confirmation.
  • Balance: If applicable, the remaining amount is paid upon arrival at the property or according to the arrangements made with the host.
  • Additional costs may include: tourist tax, security deposit, or cleaning fees.

Pets are welcome in many properties. Always check the listing before booking.

  • A maximum of one pet is usually allowed per property
  • Additional fees may apply depending on the host
  • Guests are responsible for the behavior and safety of their pets
  • Contact the property immediately
  • Provide a description of the item and your stay dates
  • Ask about shipping options if the property is willing to assist
  • Politely follow up on the situation until the item is located
  • Forward your confirmation email
  • Use online calendars (Google Calendar, Outlook)
  • Share via messaging apps or social media, ensuring privacy is protected

For Owners / Hosts (Listing a Property)

From your Dashboard, click on My Listings → Add New. First, choose your Listing Mode:

  • Per Day / Night: Short stays for weekends or single nights
  • Per Week: Ideal for families or groups
  • Per Month: Long-term stays for students, remote workers, or vacation homes
  • Per Hour: Suitable for studios, meeting rooms, or workspaces

Property Type:

  • Entire Property: Guests have the entire property to themselves, including bedrooms, kitchen, living areas, and bathroom. Ideal for privacy and family stays.
    For example: Apartment, Villa, Chalet, Studio.
  • Private Room: Only the room is rented; common areas are shared. Great for solo travelers or budget-conscious guests.
    For example: Single room in a B&B, Guest room in a house.
  • Shared Room: Guests share a room with others. Often the most budget-friendly and preferred by backpackers or groups.
    For example: Bed in a hostel dorm, Shared room among friends.

Category: Choose the property type that best fits your listing: apartment, villa, loft, studio, B&B, etc. This helps guests understand what to expect.

Bedrooms, Beds, Bathrooms: Enter precise numbers. Incorrect data can lead to guest dissatisfaction.

Number of Guests and Size: Enter the maximum capacity and size of the property.

Title and Description:

  • Title: Short, descriptive, inviting
  • Description: Highlight unique features, amenities, surroundings, and any house rules

Booking Affiliate Link: Optional field for external booking sites or partner links.

  • Instant Booking: Allows guests to book without waiting for confirmation
  • Nightly, Weekly, Monthly Rates, and Seasonal Prices: Adjust based on season and demand.
  • To add Seasonal Prices (or Custom Prices), you must go to the “Set Custom Period Prices” section and follow these steps for each period:
    • Select the “Start Date” and “End Date” of the period.
    • Under “Night”, enter the price of one night (which will be the daily price).
    • Under “Additional Guests”, enter the price for a single additional guest (the system will automatically calculate for subsequent guests).
    • Under “Weekend”, enter the weekend price if it is different from the “Night” price, otherwise leave it the same. It is necessary to repeat the custom period configuration for each date range and click Save each time.
  • Extra Services: Cleaning fees, tourist tax, additional guests, security deposit
  • Upload high-quality photos (min 1440x900px, max 50 files, 10MB max size each, accepted formats: jpg, jpeg, png) that show every key space
  • Optional videos via URL (YouTube, Vimeo, or similar portals)
  • List all available amenities: Wi-Fi, pool, gym, air conditioning, barbecue, parking, etc.
  • Include nearby attractions for context (beach, playground, market)
  • Enter the full address and place the marker on the map for accuracy
  • This helps guests calculate distance, plan routes, and understand the surroundings
  • Name each bedroom (e.g., Double, Guest Room)
  • Indicate beds, bed types, and maximum guests
  • Use + Add another Room to add all rooms

After registering on the site or portal, hosts can choose one of the subscription plans: Free, Basic, Pro, or Premium.

Payment Methods:
Hosts can pay using: Bank Transfer or Stripe (Visa, Maestro, American Express, Mastercard)

As a host, you can choose how guests pay for their booking.
You can set this in your Dashboard → Profile → Payment Method → Payment during booking.

Available Payment Methods:

  • Deposit (30% or Host-Set Percentage)
    • Guests pay a partial amount at the time of booking (30% by default, or whatever percentage you choose).
    • The deposit is non-refundable.
    • The remaining balance is collected upon arrival or as agreed with the guest.
  • Security Deposit (Fixed Amount)
    • Guests pay a fixed amount at the time of booking (not a percentage of the total).
    • The deposit is non-refundable.
    • Any remaining balance for the booking is paid upon arrival.
  • Full Payment
    • Guests pay the full amount at the time of booking.
    • No refund is provided in case of cancellation or no-show.
    • It is recommended to combine with the Non-Refundable Cancellation Policy.
  • No Advance Payment (if available)
    • Guests pay nothing during booking.
    • The total amount is collected directly by the host according to agreed terms.
    • Can be combined with any cancellation policy (except Non-Refundable, unless full payment is required at the time of booking).

💳 Accepted Payment Methods:
All payments between guest and host can be made via Bank Transfer, PayPal, or Skrill — as specified by the host in their profile settings.

Please note that all payments between the host and guest are always agreed upon between them. The portal (Nord Sud Casa Vacanza) does not act as a financial intermediary like platforms such as Booking or Airbnb, and is therefore never involved in the transaction.

As a host, you can choose one of the following cancellation policies for your property.
You can select it in your Dashboard → My Listings → Edit Listing → “Terms and Rules” Tab → Cancellation Policy.

Payment and Recommendations:

  • For all policies except Non-Refundable, guests pay a deposit, which can be 30%, a percentage you set, or a security deposit (set in Dashboard → Profile → Payment Method → Payment during booking).
  • If you require full payment at the time of booking, it is recommended to select the Non-Refundable policy.
